Standard temperate-climate alloys expand beyond their tolerances under that load, causing frames to rack and sealants to delaminate within one to three seasons. We specify thermally broken aluminium profiles and high-temperature-rated sealants on every installation — not as an upgrade tier, but as the baseline. Humidity that spikes above 90 percent during summer nights then drives rapid condensation cycling, which corrodes standard fixings and etches untreated glass with mineral deposits from Dubai's desalinated water supply.

Glass Selection: Coatings That Actually Last Here

On uncoated glass, that abrasion is cumulative — each storm leaves micro-scratches that dull clarity and trap mineral scale from the high-TDS water supply. That coating adds roughly AED 50–120 per square metre but cuts descaling frequency significantly. For openings facing west or south-west, low-emissivity glass reduces solar heat gain and lowers the thermal load on interior air-conditioning systems.

Track channels are extruded with tight tolerances so glass panels glide without binding after a summer of expansion and contraction. All fixings — frame anchors, handle screws, and roller hardware — are 316-grade stainless steel. That matters because Dubai's coastal humidity and the salt content in local air and ground conditions accelerate corrosion in standard mild-steel or zinc-plated fasteners within 18 to 24 months. We use stainless throughout so the window performs the same in year five as it did on installation day.

Permit Requirements for Window Work in Dubai
A straightforward like-for-like replacement — same opening, same size — generally doesn't require a separate permit from Dubai Municipality.
The picture changes the moment a new wall opening is created or the work forms part of a broader structural addition on a villa or commercial property. In those cases, Dubai Municipality requires a No Objection Certificate and a building permit backed by stamped engineering drawings from a licensed consultant.
